Woodbury MN Real Estate - the number of homes on the market way higher than at this time last year

As the year comes to an end, many people like to make lists and see how this year compared to last year.  We can do the same thing in real estate.  And one of the topics that I am most interested in is the number of Woodbury MN homes for sale.  Woodbury is a community about 20 minutes outside of St. Paul and is consistently ranked as one of the best places to live in the entire county.

If we look at a graph that tracks the number of homes in the area around Woodbury, in the area that makes up St. Paul, we can see that the number of homes currently for sale today is way higher than it was at the end of 2009.  This graph measures the number of single family homes for sale in the St. Paul market, not just Woodbury, but at the end of 2009 there were about 2,300 properties available.  But sometime around late spring, more and more homes starting coming on to the market, and as of the last measurement, there are now just shy of 3,200 available units.

It is interesting to note that the number of available homes rising coincides very nicely with the expiration of the Federal Tax Credit.  Perhaps it is possible that the number of buyers dropped when the tax credit was no longer available, and the result was a huge spike in the inventory levels.

Powers Lake MN homes - median asking price updates

If we look at the linked chart, we can note that the costs of St. Paul Mn properties for sale have done practically nothing but decline over the past 12 months. While I definitely don't market houses in every neighborhood included within the graph above, I do promote homes in quite a handful, for example Marsh Creek, Interlachen and Powers Lake.

These three towns tend to be filled by properties that are much more expensive than the normal house included in the graph, which is why I also incorporated data for high end homes. In either case, the median asking price for all of the properties currently available for sale, together with only the most high-priced twenty five percent of offered homes, costs have dropped off.

For the most high-priced homes, costs have decreased from about $525,000 a year ago at this time to the present measurement of $400,000. Prices for the entire group of active homes has not worked out much greater going down from $225,000 to a tad below $200,000 over the course of the past year.

After our recent snow storm, dumping almost two feet of snow on us, I was thinking of running out, driving through the neighborhood and taking some pictures of what our local homes look like with that much snow, to share with the rest of the world.  But then I decided against it!

Instead, I will simply show you a few pictures of what our local communities look like, without the snow!  In this example, I am showing one of many Interlachen MN homes that I drive by on a frequent basis, seeing as how active I am in the area and don't live very far away at all.

Lake Elmo MN luxury homes - area homes see declining asking prices

When we look at the connected graph, we are able to observe that the costs of St. Paul Mn homes for sale have done practically nothing but decline over the past 12 months. While I certainly don't market real estate in every single area included in the chart previously mentioned, I do sell properties in quite a handful, such as Woodbury, Lake Elmo and Dancing Waters.

In either situation, the median asking price for all of the homes currently for sale, in addition to only probably the most costly twenty five percent of accessible homes, costs have fallen off.

For probably the most costly residences, prices have fallen from about $525,000 last year at this time to the present statistic of $400,000. Prices for the entire group of active properties hasn't worked out significantly better falling from $225,000 to a tad beneath $200,000 over the course of the past calendar year.

Although I certainly do not market properties in every single community included within the chart in this article, I do advertise houses in quite a number of, for example Woodbury, Wedgewood and Stonemill Farms.
